Although we had been warned the work might cost more if the timbers turned out to be wet, we had not expected to incur an almost 50% additional charge when this turned out to be the case. We could ill afford it and I wish I had asked more questions before going ahead with the work. Make sure you are fully prepared for all eventualities - not one company who quoted for us gave us any idea of the potential eventual cost.

Unfortunately it is not possible to inspect the timber structure below flat roof coverings until the roof coverings have been removed. We clearly advise in our estimates no allowance can be made at this stage for the repair or replacement of any faulty or rotten timbers if found. Unfortunately on this project the timbers previously installed had been cut too short and were resting on Thermalite blocks which can not support load bearing timbers. Therefore with this project the additional timber works were extensive as we needed to bolt additional timbers to the existing structure, supply and install a new load bearing wall plate allowing us to secure supporting timbers.The customer was advised at all times regarding the additional costs.

I can't recommend JE Darling's highly enough. From the friendly, punctual crew to the work that they did above and beyond what was quoted (at no extra cost) once they realised it was a slightly larger job than they had thought, they were excellent. We are concerned that as you state "gutter over flowed" why you used another contractor when we had just carried out work for you. Surely it would have made sence to contact us to re-attend and carry out an inspection and if, as stated concrete was found in the down pipe, we would have unblocked this, no charge would have been made.

These guys were brilliant in every way ,restored my faith as had VERY BAD experience with a builder in 2006 which made me very nervous of any Trades. But these were truly great and could not recommend them highly enough !! Turned up when said, very clean, caring and friendly, said 3 days and took 3 days, replace old flat roof, installed very large Velux window, replaced new roof, raising and adding extra insulations, rebedded all tiles, guttering, new facia boards and painted. an excellent job. Well done chaps. Wish they did plumbing and electrics etc, would have to look no further for others then !!
