Complete strip out of 2 bedroom flat, including lights and all electrical fittings, combi boiler, doors, skirting, architraves, coving in all rooms, carpet, kitchen, bathroom, fitted cupboards and remove solid wall partition to kitchen. Supply and fit all new lights and electrical fittings, skirtings, architraves, oak fire doors and hinges, 60sqm solid oak flooring and remake three bespoke flush fitting cupboards with numerous drawers and hangers.

Wsap internal door round to open other side, fill holes ready for painting. Remove radiator, lift floor boards, empty heating system, cap off pipes under floor, refill and test and fill with rust inhibitor.

Supply and install steam cabin, basin/cabinet, WC and saniflo system with waste through ceilings and second bedroom to stack. Supply and fit Amtico flooring, wall tiling, glass cabinet fitting, painting to all surfaces. New lighting including shaver point and electric towel warmer.

Manufacture 2 bespoke radiator covers. Hang 7 doors, repositioning 3 door frames. Make various stud walls. Remove wallpaper, architraves and skirting to various rooms and fit new full plastering and coving fitting to 6 rooms.

Client chose a fixed price quote rather than a variable estimate. Figure agreed was figure charged/paid. Client objected to storage of materials despite having previously agreed where to store them.
Replaced 3rd floor windows x 4 with double glazed softwood units, manufactured structual woodwork, replace guttering.Paint to all.Bedroom plastering and decorating.
