Steve Bull Architectural Design Consultants we are a small family run Architectural Practice specialising in residential property design and alteration, based in the heart of Sussex producing Architectural Drawings / Plans for home extensions, single storey side extension, two storey side extension, garages, loft conversions, conservatories, new build, conversions and refurbishments, we will undertake Planning Permission, Lawful Development Certificates and Building Regulations on your behalf.

From our initial meeting we will undertake a measured survey of the property, prepare the Architectural drawings / plans required for us to submit an application for lawful development or planning and then produce Architectural drawings / plans needed for approval under Building Control.

We separate the Architectural drawings and plans down into two packages (Planning and Building Regulations) and this makes them more affordable to you. All alterations / extensions are priced individually and greatly depend on the complexity; however we will not be beaten on price and are always open to discussion.

We offer a quality Architectural package tailored to the client’s needs at a realistic price.

Single Storey Oak Extension

We had pictured our perfect extension and Steve designed for us one even better. Our tiny kitchen became a beautiful oak framed extension. I couldn't be more delighted

Negotiated with LDC Planning Office re Annex

I had a Granny annexe which I use as a study. The Council tried to put a separate Council Tax Band (and bill) on it. Steve very promptly sorted out how to resolve the problem simply by removing an access door and replacing it with a UPVC panel and window instead of the job costing me far more money. He also arranged all the required paperwork etc with Building Control. Very swift and competent service indeed and I am very pleased indeed.

Lawful Development certificate for solar PV

Oak Framed Extension Design and full house plans

We had a picture in our minds of the perfect oak framed extension, Steve understood our vision exactly and designed one even better. The finished product is quite simply stunning. 2 storey extension in Rottingdean

I found Steve through checkatrade. Steve did more much more than was expected. He amended drawings on short notice and ensured face to face discussions with the local planning department to ensure our concerns were raised and discussed. He listened to my brief and found compromise in design to realise my vision and the local planning authorities restriction of my ideas. He communicated with all parties effectively and professionally. Eventually the plans were passed after various amendments on one submission. I now have a home in Rottingdean with great sea views (many more windows than I was expecting to be passed). I would recommend his services as he is persuasive, honest, reliable and extremely competitive in pricing.

Planning and building drawings and advice

Steve's service was excellent and would recommend him. We are planning a side and rear extension and needed drawings and advice. The drawings were accurate, Steve was happy to offer advice but also listened to our ideas for the project and designed a great looking extension. Very pleased.

Loft Conversion to a bungalow in the greenbelt.

I was asked to design and apply for permission for a loft conversion to a bungalow which had already been extended beyond the normal permitted development. To make matters worse the bungalow was in the Greenbelt. Other builders and architects had been unable to design a scheme that was viable or acceptable to my client. I asked Steve to design a scheme which once completed was deemed to be over ambitious by a third party Planning Consultant. However the plans were submitted and planning was granted at the first attempt giving my clients three extra bedrooms and an extra bathroom. Work has now started and should be finished by Christmas. Well done Steve !

Small extensions to large developments

Steve has drawn plans for both planning and building regulations for me for more than twenty years and I am yet to be disappointed.  Further more, Steve is not just a good draughtsman and knowledgeable in building regulations, but is very intuitive and talented in maximizing the sites potential. It would be very hard to find a more honest, cost effective and efficient all rounder.

Drawings for side extension.

Steve completed the drawings for a two storey side extension.  The area required considerable attention to detail due to its slight complexities but work was thorough, concise and cost effective. Work was carried out in good time and was flexible when we changed our minds on occasions.  Steve was very responsive from first contact and during the design stage there were some good suggestions to make the development even better which we hadn't considered so top marks there! Would definitely use again.
