Steve Bull Architectural Design Consultants we are a small family run Architectural Practice specialising in residential property design and alteration, based in the heart of Sussex producing Architectural Drawings / Plans for home extensions, single storey side extension, two storey side extension, garages, loft conversions, conservatories, new build, conversions and refurbishments, we will undertake Planning Permission, Lawful Development Certificates and Building Regulations on your behalf.

From our initial meeting we will undertake a measured survey of the property, prepare the Architectural drawings / plans required for us to submit an application for lawful development or planning and then produce Architectural drawings / plans needed for approval under Building Control.

We separate the Architectural drawings and plans down into two packages (Planning and Building Regulations) and this makes them more affordable to you. All alterations / extensions are priced individually and greatly depend on the complexity; however we will not be beaten on price and are always open to discussion.

We offer a quality Architectural package tailored to the client’s needs at a realistic price.

Drawings and certificate of lawful development and building regs for a loft conversion.

Steve started work 7 months before building was scheduled to begin. He said I'd have a certificate of lawful development and building regulation approval within a 12 week process of plans being submitted. When works commenced 7 months later I still did not have building regulations approval. When asked why he had taken so long to respond to enquiries from building control, he could not give me an answer. His first set of drawings didn't show a dormer we'd discussed. Poor time management and communication. He caused unnecessary stress.

Generally clients remain good friends. Instructed 09/09/2011 to draw a hip to gable loft conversion / enlarge the existing rooflights, drawings delivered brief had changed, we amended 75% of package for dormer at our cost (on refection we should have charged) and delivered 12/10/2011. Planning granted 15/11/2011 BRegs granted 30/03/2012 and our work complete within timeframe. Tidiness we have tapes, notepad and pencil and always ask to take our shoes off . Always excellent detailed drawings and are always courteous. BRegs took longer to compensate loss of fees at brief change. Built without complication, feedback not a true reflection of events 10/10

Single Storey Oak Extension

We had pictured our perfect extension and Steve designed for us one even better. Our tiny kitchen became a beautiful oak framed extension. I couldn't be more delighted

Negotiated with LDC Planning Office re Annex

I had a Granny annexe which I use as a study. The Council tried to put a separate Council Tax Band (and bill) on it. Steve very promptly sorted out how to resolve the problem simply by removing an access door and replacing it with a UPVC panel and window instead of the job costing me far more money. He also arranged all the required paperwork etc with Building Control. Very swift and competent service indeed and I am very pleased indeed.
