    We have been delighted by the service we’ve received from Tony who has designed a loft conversion for us, as well as an alteration to our ground floor open plan design. He has been courteous, professional and reliable in his communications and interactions with us. He has produced designs that we are very pleased with but has also been flexible to accommodate our amendments to his initial propositions. He has also been helpful in answering our questions and explaining processes to us as we find ourselves in a slightly complicated scenario related to building regulations.

    I would rate this company absolutely at the top of my list for honesty and reliability. Tony investigated whether or not my project was viable on a pro bono basis. It is not viable, but I have not been charged as Tony has established this in his own time by enlisting other professionals in his vast network. We all need to make a living and I am hugely respectful of people who act honestly and professionally even if that means they do not get the job in the end. Trust is everything and this is a top guy. The other reviews all say his work is great. Pick him!

A.D. Architectural Design Ltd are new to Checkatrade but have been established since 2005. Since then, we have successfully completed designs for hundreds of residential projects throughout the Southeast. Owned and run by Tony Dance, we guide our clients from project inception to completion. Our projects are generally residential extensions, loft conversions, garage conversions and house re-modelling, supplemented by small residential developments and commercial schemes.


We pride ourselves on offering an inclusive professional service at a reasonable price. We tailor our level of service to meet each client’s needs and provide our services in stages, (survey, planning and building regulations) to help spread costs.

Our full range of available services includes: -

  • Initial consultation, (free and with no obligation).
  • Desk top studies of potential scheme to establish viability.
  • Advice on planning policy including works possible under “Permitted Development.”
  • Property surveys and production of “as existing” drawings.
  • Preparation of proposed drawings and submission of planning application including form filling, location plans, block plans, planning statements and CIL Forms.
  • Co-ordination with specialists required for certain planning applications including tree consultants, flood risk assessors, acoustic engineers, environmentalists, and archaeologists.
  • Liaison, and negotiation where necessary, with planning officers
  • Preparation of drawings to demonstrate Building Regulation compliance.
  • Appointment and consult with, Structural Engineers
  • Provision of SAP Calculations, (for heavily glazed extensions).
  • Arrange and obtain public sewer build over agreements.
  • Advice upon party wall matters
  • Contract administration including preparation of tender documentation, tender reports, contracts, and post contracts services.
