The 'live' document produced meets your obligation to provide a ‘suitable and sufficient’ assessment under the Regulatory Reform (Fire Safety) Order 2005 which states that a 'Competent Person' should carry out a Fire Risk Assessment for any premises except single private dwellings (unless used as Holiday Lets or HMOs)

FIRE SAFETY ACT 2021: Enabled 17th May 2022. Addendum under the Fire Safety Order (FSO) - Home Office Guidance The FSO applies to all non-domestic premises in England and Wales. These include multi-occupied residential buildings such as blocks of flats although individual flats are excluded. Responsibility for complying with the FSO falls on the Responsible Person which may be the freeholder, management company or managing agent depending on local arrangements. The Fire Safety Act 2022 clarifies that where a building contains 2 or more sets of domestic premises, the FSO now applies to: the building’s structure and external walls (including windows, balconies, cladding, insulation and fixings) and any common parts all doors between domestic premises and common parts such as flat entrance doors (or any other relevant door)

Please note: The statement may be a little misleading regarding cladding, insulation and balconies as currently it is only relevant to Buildings over 18 metres high. However door inspections and standards refer to all buildings' flat access doors to communal means of escape. Our inspectors are ROSPA Approved Fire Door Inspectors. We can provide full door surveys as part of our service.
