What is mastic sealant used for?

Mastic sealant is used to seal gaps, joints, and edges where surfaces meet – helping to keep out moisture, drafts, and dust.

In bathrooms, it’s often applied around tiles, window frames, skirting boards, and along ceilings where flexibility and a neat finish are needed but full waterproofing isn’t essential.

However, it’s not suitable for constant water exposure – so for showers, baths, and sinks, silicone sealant is the better option.

Is mastic the same as silicone sealant?

Mastic isn’t the same as silicone sealant. While both products seal gaps and prevent leaks, they’re made from different materials:

• Silicone sealant is flexible and waterproof
• Mastic sealant is better suited for low-moisture areas like skirting boards or windows

Why use mastic sealant instead of silicone in a bathroom?

Homeowners sometimes choose mastic sealant over silicone for specific areas of the bathroom because:

• It can be painted – Ideal for joints around walls, ceilings, or trim where you want a seamless look
• It gives a smoother, less shiny finish

Is mastic sealant waterproof?

Some types are, but not all mastic sealants are fully waterproof. Traditional acrylic mastic may soften or fail in areas with constant moisture.

For showers, baths, and sinks, a silicone sealant is a better option as it’s designed to resist mould, humidity, and water damage.

If you’re unsure what to use, a sealant specialist covering Manchester can help.

How long does mastic sealant last?

On average, bathroom sealant lasts around five to ten years, depending on the quality of the product, ventilation, and cleaning routine.

Signs it’s time to replace it include:

• Peeling or cracking
• Mould growth
• Leaks around fixtures

A professional reseal can make your bathroom look like new – and prevent costly water damage.
