Tarmac driveways in England: Homeowners vs renters

For homeowners

You’re responsible for maintaining your driveway. Planning permission usually isn’t needed, unless the driveway directs rainwater onto the road. Surfaces should be permeable or have proper drainage. Always check with your local council if you’re unsure.

For renters

Landlords are generally responsible for major driveway repairs. If it’s unsafe (potholes, uneven surfaces), report it to your landlord or managing agent. Cosmetic upgrades like coloured tarmac usually need landlord approval.
