Who investigates damp?

Damp is usually investigated by a qualified damp surveyor who understands how to diagnose the different types of moisture problems found in UK homes.

Depending on the cause, they may then work alongside other trades, such as roofers, plumbers, builders, or ventilation experts, to fix the problem.

Tip: Our damp surveyor hiring guide has lots more advice on finding a specialist near you.

How to investigate damp in the house?

Common signs of damp in UK homes include:

• Peeling paint
• Tide marks (horizontal stains, typically brown or yellow in colour)
• Salty deposits
• Black mould
• Musty smells
• Cold patches on walls

Spot any of the signs above, and you’ll want a damp specialist to investigate.

How is a damp survey conducted?

A full damp survey usually includes:

• Visual inspection of walls, floors, ceilings, and affected rooms
• Moisture readings at multiple points
• Checking ventilation levels
• Inspecting exterior brickwork, gutters, downpipes, and roofing
• Reviewing plumbing and potential leak sources
• Identifying the damp type and its root cause

Tip: Sometimes a written report may also be provided, but not always. If you need a Damp and Timber Report for a mortgage provider, make sure to request this in advance.

What happens if a survey shows damp?

If damp is unfortunately confirmed, your specialist will explain:

• What type of damp it is (rising, penetrating, condensation, or structural)
• What’s causing it (poor ventilation, damaged brickwork, plumbing leaks, or failed damp proofing are all culprits)
• Recommended fixes (repairs, ventilation improvements, damp proof course work, dehumidification, or exterior weather coating)

You can agree on the next steps and budget for the work.

How long does a damp inspection take?

Most damp inspections take one to two hours.

However. if specialist tools such as thermal imaging cameras or calibrated moisture meters are needed, the inspection may take slightly longer. The same goes for larger or older properties, or those with multiple problem areas.
