What is the cost to install a chimney?

Expect to pay between £979 and £2829 , with an average cost of £1707.

What affects the cost of a chimneys installation?

The main factors influencing the final price for a chimney installation include:

Type of chimney (masonry vs metal flue)
Height and location
Roof structure and access needs
What type of scaffolding is required
Whether internal structural support is required
The heating appliance you plan to connect
Planning or regulation requirements

Feeling overwhelmed with all the different things to consider? Don’t let this put you off. A site survey from a skilled chimney installer can give you an accurate estimate.

Why is installing a chimney so expensive?

Installing a chimney can be a significant job. Costs can easily run into the thousands, depending on the type of chimney, height, materials and access requirements.

Masonry chimneys (brick or stone) are usually the most expensive due to their weight and structural needs. That’s why some homeowners choose prefabricated metal flues as a more cost-effective alternative.

What is the 3-2-10 rule for chimneys?

The 3-2-10 rule is a simple guideline used to ensure safe chimney height for proper draught and fire safety. In short, your chimney installation should:

Extend at least three feet above the point where it passes through the roof
Be at least two feet higher than any part of the building within a ten-foot radius

Hire an experienced chimney installer and they'll calculate all of this for you as part of the design.

What are the rules for chimneys in the UK?

UK chimney installations must comply with strict building regulations. In a nutshell, this covers:

Ventilation requirements
Correct flue sizing
Safe distance from combustible materials
Proper termination height
Suitable lining for the appliance being used

If your home is listed or in a conservation area, additional permissions may be required.

A certified chimney installer will guide you through everything before work begins. But if in doubt, you can also check with your local council.

Why use Checkatrade?

Fully checked installers covering your local area
Insurance always listed
Easy to compare multiple profiles
Handy reviews from local customers
Covered by the Checkatrade Guarantee (T&Cs apply)

Most chimney installations fall under permitted development. But listed buildings and conservation areas often require formal approval.

If in doubt, contact your local council for more information. A chimney installer covering Saltash will also know what’s what.

Chimney installation follows a detailed process to ensure safety, efficiency and compliance with UK building regulations. It typically includes:

Initial survey – Assessing the best route, structural needs and regulation requirements
Choosing the chimney type – Masonry chimney or twin-wall metal flue are both options
Preparing the area – Creating a safe pathway through walls, ceilings or loft space (the messy bit!)
Installing the flue or stack – Fitting sections securely and ensuring correct clearances
Weatherproofing – Adding flashings, cowls and protective finishes outside
Testing and sign-off – Checking performance and issuing certification

For a smooth, safe installation, it’s always best to use a qualified chimney specialist.

Chimney installation can create some dust and debris, especially if the installer needs to open walls, ceilings or existing chimney spaces. But an experienced installer will keep disruption to a minimum using dust sheets and controlled cutting techniques.

Most wood burners work well with a twin-wall insulated flue system, especially where no existing chimney is present. Your installer will size up the flue for optimal performance.

Lighting your fire for the first time is exciting, but you must make sure the chimney has enough curing time first. Your installer will let you know when it’s safe to use your fire.

Annual sweeping, regular inspections, and keeping the flue free of debris helps maintain performance and prevents dangerous blockages.

Some of the most common reasons for chimney repair we see include:

Chimney flashing damage
Damage between chimney bricks
Chimney flue lining damage
Damage to chimney flaunching

If you're investing in a new chimney, it's also handy to know how much repairs in the future could cost.

If your chimney needs repointing, this could cost between £250 and £1000. Alternatively, if your chimney needs flashing repairs this could cost between £200 and £900.

There's lots more information in our chimney repointing cost guide, our chimney flashing repair cost guide and our guide on how to repair your chimney.
