What is the cost to install a chimney?

Expect to pay between £477 and £2020 , with an average cost of £1075.

What affects the cost of a chimneys installation?

The main factors influencing the final price for a chimney installation include:

• Type of chimney (masonry vs metal flue)
• Height and location
• Roof structure and access needs
• What type of scaffolding is required
• Whether internal structural support is required
• The heating appliance you plan to connect
• Planning or regulation requirements

Feeling overwhelmed with all the different things to consider? Don’t let this put you off. A site survey from a skilled chimney installer can give you an accurate estimate.

Why is installing a chimney so expensive?

Installing a chimney can be a significant job. Costs can easily run into the thousands, depending on the type of chimney, height, materials and access requirements.

Masonry chimneys (brick or stone) are usually the most expensive due to their weight and structural needs. That’s why some homeowners choose prefabricated metal flues as a more cost-effective alternative.

What is the 3-2-10 rule for chimneys?

The 3-2-10 rule is a simple guideline used to ensure safe chimney height for proper draught and fire safety. In short, your chimney installation should:

• Extend at least three feet above the point where it passes through the roof
• Be at least two feet higher than any part of the building within a ten-foot radius

Hire an experienced chimney installer and they'll calculate all of this for you as part of the design.

What are the rules for chimneys in the UK?

UK chimney installations must comply with strict building regulations. In a nutshell, this covers:

• Ventilation requirements
• Correct flue sizing
• Safe distance from combustible materials
• Proper termination height
• Suitable lining for the appliance being used

If your home is listed or in a conservation area, additional permissions may be required.

A certified chimney installer will guide you through everything before work begins. But if in doubt, you can also check with your local council.
