How big can a garage be without planning permission?

Most of the time, you won’t need planning permission for a garage – this is because it falls within your permitted development rights. However, to build without planning permission, you’ll need to keep your garage below a certain size.
First things first, you’ll need to make sure that your garage doesn’t take up more than 50% of the land around your property.
Your garage will also need to be single-storey. That means the eaves height will need to be no more than 2.5m. Because of this, the total height of your garage can be:
No more than 4m for a dual-pitched roof
No more than 3m for any other roof (such as flat roofs or single-pitched sloping roofs)
If you’re going to be building your garage within 2m of your property boundary, the height restrictions will be tighter still. In this case, the maximum total height will be 2.5m.
If you’re not sure whether your plans fall within permitted development rights, it’s best to check with your local council to be sure – you can find them on the GOV.UK website.
