Ask for a cash payment upfront (before they've even started the job)
Don't offer you an official contract for the work
Won't provide written estimates with a timeline and costs for the job
Can't provide references from previous satisfied clients
Have knocked on your door and said they've noticed you need work doing, e.g. fixing your roof or windows
Don't have official premises or a landline phone number
Aren't a member of a reputable trade group, such as the Federation of Master Builders or the National Federation of Builders

How to deal with cowboy builders if you've been a victim
If you've already been struck by the misfortune of a rogue builder, here's what to do:
Record evidence of their shoddy work – Make notes of all the issues you've had and who the people are you've been dealing with. You should also keep any paperwork they've provided, and take photos or videos of the work.
Report them to the police – Poor workmanship is often a grey area when it comes to the law. However, their bad practice could constitute fraud, so it’s always worth reporting.
Contact Trading Standards – They should be able to give you advice on what to do next, and potentially help you negotiate a settlement, if appropriate.
You do also have the option of taking your cowboy builder to the small claims court if they refuse to refund your money for their poor quality work. Just bear in mind that, in the UK, the small claims court will only cover jobs up to a total value of £10,000. This is where having a written contract will come in useful, as it will help your case and be physical evidence of the agreement between you and the builder.
