The cost of skimming over artex depends on a number of factors, such as:

  • Whether the plasterer has to work at height

  • Whether you need to replaster ceilings or walls (or both)

However, the main cost differentiator will be whether or not your artex contains asbestos. Before 1999, asbestos was routinely added to plaster to create texture for patterning, but after this, the practice was banned. Unfortunately, asbestos is hazardous if breathed in, so if it’s present in your plaster, your costs could climb.

Skimming over artex cost

If your artex doesn’t contain asbestos, the cost of skimming over it won’t be much different from the general cost of skimming a room.

Your plasterer may need to scrape off any loose debris or bumps in the artex before skimming, but this shouldn’t take more than a few minutes. So, you’re looking at a typical cost of around £480 for a medium-sized room (approximately 3m by 3m).

Cost of asbestos removal

If your artex is old and contains asbestos, it may need to be removed before it’s skimmed over.

The average asbestos removal cost for an artex ceiling is around £150 per m2. This comes to around £3,000 for your average 20m2 ceiling.

Artex removal or treatment cost

Even if your artex doesn’t contain asbestos, there’s a chance that skimming over it isn’t suitable. Your plasterer may advise that you shouldn’t skim over it because of the condition or depth of the artex.

In this case, you can expect to pay between £5 and £30 per m2 for artex removal costs or treatment before plastering.
