There are lots of things to take into account when planning your project, just like building any kind of house. You’ll need to factor in the cost of materials, groundworks and labour. And don’t forget about the final finish, such as electrics, utilities, flooring, plastering and decoration.

In total, the average total cost of building a bungalow can range from anywhere between £181,000 and £552,000. This is because the cost of a bungalow is heavily influenced by land costs and the size of the plot. These costs vary significantly across the UK. Since bungalows tend to be more sprawling, land costs tend to be significantly higher anyway. For materials and labour the cost is roughly the same per square meter as a house, so cost is influenced by spec and finish.

The average bungalow in the UK has two bedrooms. You can of course add a third bedroom, a great option for family living. But bear in mind that adding extra bedrooms is likely to increase the cost.

It costs around £1,500 to £3,000 a square metre to build a bungalow. To calculate the likely cost of your project, including any extra bedrooms, work out your ideal bungalow size in square metres.

Other costs to consider when building a bungalow
