How to build over a sewer pipe

If you’re planning to build a new structure, there are certain things you need to check before you begin. Whether this is a house extension or a new development such as a garden room or granny flat, you need to check that there’s nothing underground that may be affected by the development. This includes sewer pipes.

Can you build over sewer pipes?

If you want to build over a public sewer pipe or lateral drain you will need local authority approval and approval from the utilities company.

You will need approval even if the sewer is located on your land. And you will also need approval if the new structure is within three metres of the sewer.

Building over sewers needs to be done properly and carefully to avoid damage to the pipes. You also need to ensure that access is possible for maintenance and repair work.

Laying foundations close to or over a sewer is a skilled job. It should always be carried out by a professional and experienced groundworker. Enter your postcode below to find approved, quality groundworkers near you.

How to build over sewer pipes?

As mentioned above, the first thing to do when building a home extension or new development is to find out the location of any sewer pipes.

Once you’ve done this, you can decide on the best way to carry out your building project.

If existing sewer pipes are located at the location of a proposed extension’s foundations, it may not be possible to build around them.

In this instance, you will have to build over them. It’s important to remember that you must never build foundations along the length of a sewer pipe.

If you need to build your foundations parallel to the existing sewer pipe, you must build them on either side of the pipe.

In some situations, you may have to contact an industrial plumber to redirect the sewer pipes to ensure that the foundations do not affect the pipes and so that access is not compromised.

How to bridge over a sewer pipe?

In some situations, it may be possible to build your foundations at an angle to your sewer pipe. In this case, it should be possible to bridge over the sewer pipe to avoid any damage.

To bridge over a sewer pipe, concrete foundations can be built up on either side of the pipe. Once these are in place, you can then safely build a solid bridge over the sewer pipe.

The simple way to find an approved tradesperson

Building over a sewer can be a complicated process. It will also require the correct permissions from your local authority and utilities provider.

You may also need to redirect drainage and potentially relocate manhole access covers. With skilled and complex work like this, it’s always best to hire a professional. Fortunately, you’re in the perfect place.
