Do I need an architect or a builder?

You don’t legally have to hire an architect for construction projects in the UK. Instead, you can design the project yourself if you’re feeling brave enough, and let your builder take care of the rest. Here, we’ll help you to understand the difference between an architect and a builder, and which you need.

What’s the difference between an architect and a builder?

An architect is a highly trained individual who designs buildings and makes sure they’re safe. They have an eye for detail and will be able to help you make good use of your space. So, it’ll look, feel, and function how you want it.

However, in practice, they often do much more. Traditionally, architects will run the build management – ensuring the work is professionally carried out, making sure you have a structural engineer if needed, and even tendering the building work to contractors for you. They’ll also be aware of permitted development guidelines and can make sure your construction project meets building control requirements.

On the other hand, builders are responsible for actually constructing your project. This means that without an architect, you’ll be responsible for designing your build yourself – and for obtaining the right planning. You’ll also need to make sure you have a way of obtaining building regulation approval, as this can be tricky without the right experience. Some building contractors will offer it as part of their services, or you can often obtain technical drawings from product companies or see if your structural engineer can take care of the drawings for you.

Do I need an architect or can I get away with just a builder?

This isn’t an easy question to answer. Some people undertake even large renovations and builds without the help of an architect. Meanwhile, others will hire one for just a small project, like redesigning a kitchen.

As a general rule, hiring an architect is the best way to ensure the quality of your end result. They’re trained to design aesthetic and functional spaces, and will make sure that even the smallest detail is dealt with. However, architect fees can be expensive.

Here are some questions to help you decide whether you need one.

  1. Do you have a clear vision? An architect is trained to think outside the box and push your ideas further. But if you already know exactly what you want, this might not be necessary
  2. Does the project affect your home’s structure? For big projects that affect the structure of your home – like loft conversions and extensions – an architect will give you the peace of mind that your design is safe and legal
  3. Do you want help managing the project? Architects can help you to manage the build, keep your project on track, and navigate your local planning authority. So, it’s ideal for busy people
  4. Do you have a trusted builder? If you’re planning to go ahead without an architect, you’ll need to find a trusted and reliable builder. Be sure to discuss it with them to make sure they’re on board

Another option is to hire a design and build company that can complete the entire project for you at a pre-agreed fixed price. Just be aware that you won’t get as much control over the quality if you go down this route.
