Can I change tiling on the front of my house?

If you have vertical hanging tiles on the front of your property, you might be wondering whether you can swap them for something a little more aesthetically pleasing. So, can you change the tiling on the front of a house?

Can I change tiling on front of house?

Yes! In fact, if you’re looking to change the tiling on the front of your house, you won’t normally need planning permission. This applies whether you’re hoping to retile or replace your tiles with something different entirely.

Why? Well, repairs, maintenance and minor improvements to your property’s exterior fall under your permitted development rights. That includes changes such as painting, cladding and rendering.

Having said that, you might still need to get planning permission depending on where you live – like if you’re in a Conservation Area. Similarly, you’ll usually need planning permission if you have a listed building. If you’re unsure if you need planning permission, it’s always worth checking with your local planning authority to be sure.

What should I change the tiling to?

Fallen out of love with your vertical tiles? You might well be wondering what you can do with them. Some popular improvements include:

  • Clean the tiles. You’d be surprised how much of a difference cleaning your vertical tiles can make to the appearance of your property, especially if they’re looking old and grubby
  • Repair or retile. If your tiles are damaged, repairing them or retiling completely will help you to protect your building and give your property a major facelift at the same time
  • Replace your tiles with render. Replacing your tiles with render can help you to modernise the front of your property. Just bear in mind that render will need repainting roughly every five to 10 years
  • Replace your tiles with cladding. A popular option at the moment is to replace vertical tiles with cladding – such as timber or uPVC cladding

When you’re considering what changes to make to the front of your property, think about the overall look of your street as well as whether your changes are likely to stand the test of time. If your home is surrounded by properties of the same style, modernising it too much might prevent it from blending in. Similarly, some changes that are popular right now could be at risk of dating in the future.

While replacing your tiles with something different could help you to create your dream exterior, it’s also worth bearing in mind that cleaning and maintaining your existing tiles can help to preserve the original character of your building and help it to age gracefully.
