Your questions answered about EPC assessment

What is an EPC?

EPC stands for Energy Performance Certificate. It’s a document that outlines how energy efficient a building is, with a rating from A (most efficient) to G (least efficient).

Most of the time, homeowners get an EPC because they’re either renting out or selling their properties. In this instance, it's a legal requirement to do so.

However, even if your property's not on the market, it's a useful document that details specific ways to improve your property's energy efficiency and how much these actions could save you on your energy bills.

Keep reading to find out more about EPC assessment and the best way to find an accredited EPC surveyor near you.

How much does an EPC assessment cost?

An EPC assessment normally costs between £65 - 120.

If your house is larger, has more bedrooms, or is located in an expensive city, expect to pay toward the higher end of the scale.

Landlords or property sellers who don't arrange for an EPC can be fined up to £200. So, it's money well spent.

Do estate agents charge for an EPC?

An estate agent can help you to arrange an EPC for your property. However, you will likely pay more for this due to their commission.

Can an electrician do an EPC?

Only accredited domestic energy assessors can carry out an EPC assessment. This ensures they are fully qualified and insured to produce accurate and legal certification.

Some people confuse EPC with EICR:

A qualified electrician is able to carry out an EICR.

What will fail an EPC?

A property cannot fail an EPC unless it is a new build. If the new build property does not comply with energy efficiency building regulations, it will not be issued with an EPC.

However, existing properties do not receive a 'pass or fail' after an EPC assessment.

After your energy assessor has completed their survey, you'll receive a report with an energy rating between A - G. A is the best and G is the worst.

If your property is graded G, it has not failed the EPC, it simply means it's scored as low as possible in terms of energy efficiency. In this instance, you'll find our guide on how to improve your EPC rating useful.

To rent a property out, the EPC rating needs to be at least E. However, some buy-to-let mortgage providers now require landlords to have at least a band C.

Can I do my own EPC?

Unfortunately, no, you cannot legally produce an EPC unless you are accredited to do so.

When seeking an Energy Performance Certificate, you’ll need to hire an appropriately accredited tradesperson; otherwise, your EPC won’t be valid.

How is an EPC carried out?

An EPC assessor will come to your property to conduct an EPC survey.

First, they’ll measure your property and record information on aspects including the walls, floors, roof, windows, and heating to calculate your property’s energy efficiency.

The assessor will need access to your boiler and all the rooms in your home, including the attic.

They will look internally and externally, considering areas such as how your home was built, its age, and the general condition of your central heating system.

Depending on how big your property is, the assessment typically takes between 30 and 60 minutes.

Following the EPC assessment, you'll receive a certificate, which is valid for ten years.
