Let’s look at other costs not included in the calculator above, which will impact the overall price of your rebuild. Planning in advance means you won’t get stung by a budget shortfall:
Planning fees – On average, the cost of submitting a full planning permission application is £588 (England) / £585 (Wales) / £600 (Scotland)
Architect fees – As a general guide, you should expect an architect to cost between 5-12% of the total project price. However, some circumstances can increase or decrease this price
Demolition costs – If starting from scratch, don't forget you'll need to pay for demolition work first. The average demolition cost for a rebuild project is about £32,000, including demolition and removing existing foundations
Skip hire – You'll need somewhere to store building waste. Skip hire prices range from £75 to £450 per week, depending on the size of the skip you need
VAT – Make sure to check that your quote includes VAT. You don’t want to be stung with an additional 20 per cent on your rebuild bill later down the line!

Are the costs of a rebuild mounting up more than you hoped? Before writing off your plans, consider some of these money-saving tips:
Keep things simple – Avoid overcomplicated shapes and designs if possible. The more complex a building design, the higher the costs
DIY (or learn a new skill!) – Take on some parts of the build yourself. Or, if you don't feel your skills are up to scratch, invest in some basic training such as carpentry or brick-laying ahead of the build
Choose materials wisely – Select more cost-effective materials, such as plywood instead of hardwood.
Choosing off-the-shelf essentials (such as standard-width doors) rather than commissioning a bespoke version will also keep costs down.
Upcycle – Consider upcycling existing materials where you can
Buy secondhand – Shop around for as-good-as-new materials. From bi-fold doors to entire kitchens, you’ll be amazed at what people are selling on due to a remodel of their home
